A significant portion of the buyers I work with at this price point are relocating. They are coming from Arizona, Texas, the Northeast, the Pacific Northwest, and a dozen other places, and they are trying to buy a home in a market they have not lived in yet. I have done this enough times to know what works, what creates unnecessary stress, and what out-of-state buyers need to understand before they make an offer.

Here is what the process looks like for a home like 912 Manorwood Drive.

Start With a Video Walkthrough

Before you book a flight, ask for a live video walkthrough. I do these regularly for out-of-state buyers, and they are more useful than a recorded tour because you can direct what you see. You can ask me to slow down in a room, look at a specific detail, open a closet, or walk the yard at a particular angle.

912 Manorwood Drive also has a professional video tour at 912manorwood.com. Watch it before the live walkthrough so you come in with specific questions rather than a general impression.

Get Pre-Approved Before You Make an Offer

In the Charlotte market, a pre-approval letter is expected with any offer. For out-of-state buyers, this is especially important because it signals to the seller that you are a serious buyer who has done the work, not someone who is still figuring out their financing from a distance.

If you do not have a lender, I can introduce you to Travis Bredeson at American Financial Network, who works with buyers across 18 states and has experience with the full range of loan types relevant to this price point: conventional, jumbo, VA, and non-QM programs. His contact information is on my preferred vendors page.

For a home priced at $989,900, most buyers in this range are using conventional financing with 20% down, though jumbo loan programs are also available and competitive right now. Your lender will walk you through the options based on your specific situation.

The Inspection Process

Home inspections in North Carolina are thorough, and the inspection period is one of the most important parts of the transaction for out-of-state buyers. Here is how it typically works.

After an offer is accepted, you will have a due diligence period during which you can conduct inspections and negotiate repairs or credits. In North Carolina, this period is negotiated as part of the offer and is accompanied by a due diligence fee paid directly to the seller.

For a home like 912 Manorwood, I recommend a general home inspection, a radon test, and a termite inspection at minimum. If the inspector identifies anything in the crawlspace or with the HVAC, a specialist inspection may be warranted. I can recommend inspectors who provide same-day reports and are accustomed to working with buyers who are not local.

You do not need to be present for the inspection. Your inspector will provide a detailed written report with photos, and I will walk you through the findings and help you decide what to ask for in negotiations. Many of my out-of-state buyers have completed the entire inspection process remotely without any issues.

Seeing the Home in Person

I recommend that out-of-state buyers plan at least one in-person visit before closing, ideally during the due diligence period. This gives you a chance to walk the home after the inspection report, see the neighborhood at different times of day, and confirm that what you experienced on video matches what you find in person.

For buyers who cannot travel during due diligence, I can be your eyes and ears on the ground. I will attend the inspection, walk the property with the inspector, and give you a candid assessment of anything that comes up. This is part of what I do for relocation clients, and it is one of the reasons buyers who are moving from a distance choose to work with someone who specializes in relocation.

The Closing Process

North Carolina closings are handled by a real estate attorney, not a title company. The attorney conducts the title search, prepares the closing documents, and handles the disbursement of funds. You do not need to be physically present at closing if you are unable to travel. Remote closings using a notary in your current state are common and straightforward.

Your lender will coordinate with the closing attorney on the financing side. I will coordinate with the listing agent and the attorney on the transaction side. Your job at closing is to review the documents, sign, and receive the keys.

What Makes This Home a Good Remote Purchase

912 Manorwood Drive is a 2018 build in a well-maintained condition. The mechanical systems are in good shape, the upgrades are documented, and the home has been professionally photographed and toured. There are no deferred maintenance surprises waiting in the inspection report for a buyer who has done their homework.

For out-of-state buyers, a newer home with a clean maintenance history is a lower-risk purchase than an older home with an unknown service record. You are buying a home you can move into, not a project.

The Brookmeade neighborhood is established, the HOA is modest at $580 per year, and the location in Union County puts you in a strong position for the long term.
