What working with me looks like
A real conversation first
Before we look at a single listing, we talk. I want to understand your priorities, your timeline, your non-negotiables, and your situation — including things that aren't always comfortable to discuss, like budget realities and timeline constraints. The more honest that first conversation is, the better everything that follows works.
I do my homework before you do yours
For buyers, I research the communities, price ranges, and specific properties that fit your criteria before our first tour — so we're using your time efficiently rather than starting from scratch. For sellers, I pull the data on your home's value, your competition, and your market before our first meeting — so the conversation is grounded in actual numbers.
Honest guidance at every step
I don't tell clients what they want to hear. If a home has a problem, I say so. If the price is wrong, I say so. If the market conditions favor patience over urgency, I say so. My job is to help you make the best decision — not to close a transaction as fast as possible.
Strategic execution
When it's time to make an offer or list a home, I bring market knowledge, contract expertise, and negotiating experience to the table. For buyers — offer structure, due diligence strategy, and inspection navigation. For sellers — pricing, marketing, showing management, and offer evaluation.
I don't disappear at closing
The transaction closes and I'm still available. For relocating clients especially — I'm a resource for vendor referrals, neighborhood questions, and the inevitable things that come up in the first months after a move. My goal is a client relationship, not a one-time transaction.
What I won't do
A few things clients should know upfront
I'd rather lose a client than mislead one. That means being clear about what I won't do:
- I won't suggest an inflated list price to win your listing — then recommend reductions after the home sits
- I won't tell you a home is perfect if I can see problems with it
- I won't pressure you to make an offer before you're ready
- I won't represent both buyer and seller in the same transaction — dual agency creates conflicts I'm not willing to navigate at my clients' expense
- I won't pretend to know something I don't — if I need to find out, I'll say so and find out
