Many Charlotte area buyers do not realize they are choosing between two counties with meaningfully different tax rates, school districts, and community character. Here is what to know.

Union County vs Mecklenburg County: Which Side of the Line?

When buyers start looking at homes in the Charlotte area, they often focus on specific neighborhoods — Weddington, Waxhaw, Ballantyne, SouthPark — without realizing that the county line running through the southern part of the metro creates some meaningful differences worth understanding.

Here is a practical breakdown of what separates Union County from Mecklenburg County for buyers considering the south Charlotte area.

The Geography

Mecklenburg County is the core county — Charlotte proper, plus communities like Ballantyne, SouthPark, Myers Park, Dilworth, and parts of Pineville and Matthews.

Union County sits to the southeast. It includes Weddington, Waxhaw, Marvin, Indian Trail, Stallings, and Monroe. These communities are still considered part of the greater Charlotte metro, but they are a separate county with their own tax structure, school system, and character.

Property Taxes

Mecklenburg County has a higher property tax rate than Union County. The difference is not dramatic, but on a $700,000 home it adds up over time. Union County's lower rate is one of the reasons buyers who are price-sensitive at a given home value sometimes find they can afford more house there.

School Districts

This is where the difference is most significant for families.

Union County Public Schools is consistently ranked among the top school districts in North Carolina. The schools in Weddington, Waxhaw, and Marvin in particular draw buyers specifically because of the district's reputation. If schools are a top priority, Union County is worth serious consideration.

Charlotte-Mecklenburg Schools (CMS) is a much larger district — over 140,000 students — and performance varies considerably by school and zone. There are excellent schools within CMS, but the district is less uniformly strong than Union County, and school assignment can depend heavily on where exactly you live within Mecklenburg.

Community Character

Mecklenburg County communities like Ballantyne and SouthPark offer more urban amenities — more restaurants, retail, walkable areas, and proximity to Uptown Charlotte. If you want to be close to the city's energy while still living in a suburban neighborhood, Mecklenburg tends to offer that more readily.

Union County communities feel more suburban and quieter. Weddington and Marvin in particular have a more rural character — larger lots, more space between homes, less commercial density nearby. Waxhaw has a historic downtown that gives it some walkable character, but it is still primarily a suburban community.

Commute

Both counties are roughly 20 to 35 minutes from Uptown Charlotte depending on where exactly you are and traffic. Union County communities like Weddington and Waxhaw are at the farther end of that range. If you are commuting daily, it is worth driving the route at rush hour before you commit.

What Buyers Often Discover

Many buyers who start their search in Ballantyne or SouthPark end up looking at Union County once they understand the school district difference. The reverse also happens — buyers who start in Weddington sometimes move back toward Mecklenburg when they realize how much they value being closer to the city.

Neither county is objectively better. It depends on what you are optimizing for: schools and space, or proximity and amenities.

A Note on SC

Worth mentioning: if you are open to South Carolina, Fort Mill and Indian Land are actually closer to Uptown Charlotte than most Union County communities, and they come with lower property taxes. The school district is strong and growing. It is a third option worth considering if you are doing a thorough comparison.
