Cabarrus County doesn't get the same attention as Union County or Lake Norman in Charlotte relocation conversations — but it probably should. It sits just northeast of Mecklenburg, offers some of the best value in the metro for newer construction, and has been growing steadily as buyers discover that they can get significantly more home here than they can in comparable Mecklenburg neighborhoods.
If you're relocating to Charlotte and your priorities are newer construction, good schools, and a reasonable commute — without paying Mecklenburg prices — Cabarrus deserves a serious look.
The Geography
Cabarrus County is anchored by Concord, the county seat, and Harrisburg, the community closest to the Mecklenburg border. The county also includes Kannapolis (to the north) and several smaller communities.
The key geographic fact for buyers: Harrisburg is essentially a Charlotte suburb that happens to be in Cabarrus County. It borders Mecklenburg directly, and commute times to Uptown Charlotte are comparable to many Mecklenburg neighborhoods. You get the Cabarrus County price point with Mecklenburg-adjacent access.
Concord is further out — about 25 miles from Uptown — but it has its own commercial corridor, good amenities, and a growing downtown that's been revitalized over the last decade.
What Cabarrus Offers That Mecklenburg Doesn't
The honest answer is: more home for the money, and newer construction.
A budget of $500K in Mecklenburg County buys you a modest home in an established neighborhood, often with deferred maintenance and a smaller lot. The same $500K in Cabarrus County — particularly in Harrisburg or the newer Concord communities — buys you a newer home, often with more square footage, a larger lot, and modern finishes.
This matters most for buyers who:
- Are relocating from markets where $500K to $700K is a "normal" home price
- Want newer construction without the new-construction premium of Mecklenburg
- Have families and want more space than in-town Charlotte offers
- Are buying their first home in the Charlotte market and need value
Harrisburg: The Mecklenburg Neighbor
Harrisburg is the most in-demand community in Cabarrus County, and for good reason. It sits directly on the Mecklenburg border, with easy access to I-485 and the broader Charlotte highway network. Many Harrisburg residents work in Charlotte and don't think of themselves as living "outside" the city.
The housing stock in Harrisburg skews toward newer construction — most of the significant development happened in the 2000s and 2010s — with a mix of established subdivisions and newer communities. You'll find homes ranging from $350K for a well-maintained older home to $900K+ for a custom build on a premium lot.
What Harrisburg delivers:
- Mecklenburg-adjacent location with Cabarrus County taxes
- Good schools through Cabarrus County Schools
- Newer construction at better price points than comparable Mecklenburg neighborhoods
- Easy access to I-485 and the Charlotte highway network
Concord: The County Seat
Concord is the largest city in Cabarrus County and has more going on than most people realize. The downtown has been revitalized with restaurants, breweries, and independent retail. Concord Mills — one of the largest malls in the Southeast — is here. And the Charlotte Motor Speedway, which hosts NASCAR events, is just outside the city.
For buyers, Concord offers the most variety in the county: you'll find historic homes in the downtown neighborhoods, established subdivisions from the 1990s and 2000s, and new construction communities on the edges of the city.
Price range in Concord: $250K to $1.2M+, with the widest range of any community in the county.
Schools in Cabarrus County
Cabarrus County is served by Cabarrus County Schools, a mid-sized district that has been improving steadily. The district is not at the level of Union County's UCPS or Mooresville Graded, but it offers solid options — particularly at the elementary level.
Harrisburg's schools tend to be the strongest in the district, reflecting the community's demographics and parental engagement. If schools are a primary driver, it's worth researching specific school assignments for any address you're considering.
For families who want the very best public schools in the Charlotte metro, Union County remains the benchmark — but Cabarrus is a reasonable alternative for buyers who want to balance school quality with value.
The Market Right Now
Cabarrus County has seen strong demand from Charlotte buyers who've been priced out of Mecklenburg or who simply want more space. New construction communities in Harrisburg and north Concord have been particularly active, with builders offering incentives that aren't available in the tighter Mecklenburg market.
The resale market in established Harrisburg neighborhoods has been competitive — well-priced homes move quickly, particularly in the $400K to $650K range where demand is strongest.
Is Cabarrus Right for You?
Cabarrus County makes sense if:
- Value and newer construction are priorities
- You're buying in the $350K to $800K range and want more home than Mecklenburg offers
- You're open to a slightly longer commute in exchange for better price-per-square-foot
- Harrisburg's Mecklenburg-adjacent location works for your commute
If you're prioritizing the absolute best public schools, look at Union County. If you want urban access and architectural character, Mecklenburg County is the better fit. And if you want to compare all your options across the metro, the Charlotte Metro County Guide is a good starting point.
